What are the residential fence rules in Saskatoon?

A practical summary of Saskatoon’s residential fence permit, height, corner-visibility, property-line, and utility-locate guidance.

The short answer

The City of Saskatoon currently states that an ordinary residential fence installation does not require a building permit. Zoning requirements still apply, and the property owner remains responsible for locating property lines and meeting the rules that apply to the site.

Current residential fence height limits

The required front yard is based on the property’s zoning district and may not end at the sidewalk. Confirming the actual property line is an important early step.

  • Up to 1.0 metre in a required front yard.
  • Up to 2.0 metres in side and rear yards.
  • On a corner lot, a fence or vegetation higher than 1.0 metre cannot be placed inside the corner visibility triangle measured 6.0 metres in each direction from the street corner.

Property lines and utility locations

The City says a Surveyor’s Certificate or Real Property Report prepared by a Saskatchewan Land Surveyor can be used to locate property lines accurately.

Before digging, the City directs homeowners to contact Sask 1st Call at least 48 hours in advance so utility lines can be located. Pool fences require a separate conversation with the City’s Building Standards department before construction.

What to have ready for a useful fence estimate

Share the project address, the approximate fence length and location, required gates, privacy or access goals, early material preferences, and any available property information. Corner lots, pools, easements, uncertain property lines, and unusual grade changes should be identified early.
